Do I need planning permission or just Building Control?+
In most cases, just Building Control. Most garage conversions fall under permitted development, so planning permission isn’t needed as long as the work is mainly internal and the outside of the building doesn’t change much. You may need planning permission if your permitted development rights have been removed (common on some newer estates), if your home is listed or in a conservation area, or if you’re extending the garage. Building Regulations approval is always required — it covers the insulation, fire safety, ventilation, damp-proofing and the new wall where the garage door used to be. We’ll check all of this for you at the survey.
Will the room be freezing cold in winter?+
No — that’s exactly the problem we build out. The floor, walls and ceiling get multi-layer PIR insulation to surpass current Building Regulations, the damp-proofing is fully integrated with your existing DPC, and the room is connected to your home’s heating. How do you match the front brickwork where the garage door used to be?+
We source bricks to match your existing brickwork as closely as possible in colour, texture and size, and lay them in the same bond pattern with a matching mortar colour, so the infill blends in with the rest of the house. The new wall is built on a proper foundation, tied into the existing structure and fitted with a damp-proof course. If an exact brick match isn’t available, we’ll show you the closest options at the survey before anything is ordered.
How long does a standard single garage conversion take?+
